I barely use any hotels in Minato-ku, since I’m based in Shinjuku... depending on where you are, Alpha-In might be your best option- though I find that place to be a bit janky and out dated...

In the early-mid 1990s, Tokyo had a number of BDSM themed LHs with Alpha-In being one of the more elaborate and prominent ones. The others are long gone, and sadly Alpha-In does not appear to have been remodeled or updated in the quarter century or so since then. While the BDSM fad of that era faded, you'd think that the market would reward at least one modern, posh and high class place. Currently Alpha-In had little incentive to upgrade its facilities because it has nearly no competition.

Btw, back in those days, most non-BDSM themed LHs had at least one or a few rooms with some basic BDSM facilities. I guess a few still do, but not many.

To be fair, alpha inn is probably not allowed to have any major renovations

I didn't know that; thanks for pointing it out. But just replacing old and worn out equipment plus some fresh paint and intensive cleaning would be a big help. Do you think that would be allowed?

I don’t know. I agree that they would probably be able to replace props.

But for as far as i heard, soaplands, healths, and hotels need permission for renovations even on the inside.

I really wish they would renovate the Japanese style toilets at Alpha Inn, but i suppose they are more of a humiliation element since western style toilets already must have existed when it got build.

Some of the rooms have western style toilets and some don't, but one can't tell from the photos in the lobby or book in most cases.

The irony is that Alpha-In was closed for “renovations” for a few months last year, so a lot of members of the Kink/BDSM community were elated that they were finally going to patch things up... turns out they only did some minor touch ups (=mainly structural renovations), and the janky rooms still remained the same...
