Checked the search and there wasn't a lot of current info up about this - thought some of you guys might be able to use this info and I'd love to hear about any places not listed here (or different experiences about the places I have listed - some of these hotels really vary from room to room).

As far as I know all of the hotels/rooms here are still currently open as of Jan 2022.

Also, some super simple background info about what kind of experience I'm coming from - I'm not a hardcore SM maniac but I've had a decent range of experiences. My girl has had almost no experience in this area aside from what we've done together and, while she is cool with SM (on the M side, at least) and enjoys SM play, she's not into it enough to really seek it out on her own. We usually go for a drive, have a nice dinner, stay over in a hotel and then do some sightseeing or whatever in the area the next day - because of this we actually haven't gone to Alpha-In (the most well-known SM hotel in Tokyo / http://www.hotelalphain.com/) since it isn't really a drive destination and the overnight prices are pretty high. I do want to swing by there sometime, so if anyone has been and has a room recommendation please feel free to share.

Note - almost all of these hotels are located in somewhat out of the way areas and require either a car or a taxi ride to get to.

Hotel Maxim - Tokorozawa

Really nice all SM hotel that is very lovingly maintained. I've used a couple of the rooms but the Japanese-style room is particularly comfortable and has quite a few pieces of furniture to play with. Almost all of the rooms have hooks for suspension, etc and there is a lot of free gear available to borrow. Room prices are very reasonable and its clearly a hotel loved by both the management as well as the guests. Actual furnishings (bathroom fixtures, etc) are a little retro - I like the early Heisei vibes but some might want things a little more modern.

Ai Ai Hinkan - Yokohama

Big all SM hotel on the outskirts of Yokohama. A little more urban than some of the other hotels (which are all located more or less in the middle of nowhere) - right off a pretty central road. Tons of rooms, lots of themes, great furniture. Some really specialized wooden SM furniture that you don't see very often - check the room info as quite a few of the pieces are room-specific. Lots of the rooms also have two beds so its perfect for groups - I don't think there's an upcharge but check on that if you are planning on bringing extra people as I've only been there as a couple. Prices are a little higher than some of the more rural hotels but still very reasonable for what you get. Hotel reception / first floor is a little on the nose (it looks like a set from a knockoff Hellraiser movie) so make sure your partner knows what they are in for. Hotel facitlities are great - on par with a normal "nice" love hotel.

Hotel X - Kashiwa, Chiba

Small-ish all SM hotel in Chiba. Not far off from one of the main roads in the area but the road leading to the hotel definitely looks like something out of a horror movie. Laid out like one of those rural love hotels where each room is actually its own little building with a parking space - you know if a room is open or full by whether or not a car is parked there. No reception area - the staff comes and collects your fee at the room. Overall a little bare-bones and some of the equipment (at least the equipment I have experienced there) was not really well maintained. If you were swinging in for a couple hours with a girl from a shop it might be fine but not really recommended for a date. We were there in the winter and each room had a kerosine heater so you kind of felt like you're staying in a warehouse. Last time I was there was 2 years or so ago and it looks like they've added a couple rental "spaces" - not rooms, but dedicated SM areas - that could be fun if you are into some pretty hardcore play.

Hotel One Eight - Saitama

Well-appointed "regular" love hotel right off the highway in Saitama. Only has one SM room, but its is suprisingly good. Well maintained, nice furniture, and a very decent price for an overnight. You can call ahead for a reservation so if you are going just for that one room you will know it's open. Hotel facilities are all modern and clean - definitely a thumbs up.
